Other Considerations:

Fire Protection

A mezzanine floor will need to be fire rated under the following conditions:

  • If the floor exceeds 20m in any direction
  • If the floor exceeds 400m²
  • If the floor is greater than 50% of the existing area
  • If the floor has more than 3 people working on it at the same time

BUILDING REGULATIONS / Local Authority Approval

All structures of this type require approval under statutory regulations. This will cover the means of escape, fire protection, location of staircases and could also include emergency lighting and fire detection.  This can be done either by the local authority or an accredited surveyor.
